How our final grading & landscaping process works

Site review and rough grade
We check the lot grade plan, existing slope and any low spots holding water, then rough grade the subsoil to shed water away from the foundation.

Topsoil placement
Screened topsoil is placed and levelled to the depth needed for healthy sod or seed.

Sod, seed and planting
Sod is laid tight and rolled, or seed is applied and raked in. Beds, mulch, trees and shrubs go in at this stage.

Grade certificate
For new builds we prepare the yard so it passes the municipal final grade inspection, and coordinate the survey certificate.

Final grading with topsoil and sod on a typical Edmonton new-build lot generally falls between $3.50 and $6.00 per square foot depending on how much soil has to be brought in or hauled out. Grade-certificate jobs are quoted after we review the lot grading plan.

Final Grading & Landscaping questions, answered
- What is a final grade certificate?
- It's the municipal sign-off confirming your lot drains correctly. New builds need it, and many builders hold back a deposit until it passes. We grade the yard to meet it and coordinate the survey.
- Why is water pooling near my foundation?
- Usually settled backfill or a yard that slopes the wrong way. Re-grading with proper fall away from the house, sometimes with a swale, fixes it.
- Sod or seed?
- Sod gives an instant lawn and stabilises the grade right away. Seed costs less but takes a full season and careful watering. For most Edmonton yards we recommend sod.
- When is the best time to grade and sod?
- May through September. Sod laid in early fall roots well before freeze-up, and spring bookings fill up fast.
